GSA Completes New Lease Construction Project for SSA and IRS in York, PA

The GSA Mid-Atlantic Region recently completed a new lease construction project that co-locates the Social Security Administration (SSA) and the Internal Revenue Service (IRS) in York, PA.  The agencies were previously housed in separate leased locations.

The Class A facility is 21,564 rentable square feet with 125 surface parking spaces and provides general office space for both the SSA and IRS.  “Class A” buildings are representative of the highest quality facilities in their market.  The project team utilized GSA Design Excellence Principles to successfully satisfy SSA and IRS requirements while completing the project 4% below budget.  The building is slated to achieve a LEED® Silver Certification.  Sustainable design features include aluminum fins installed on the east and west elevations which control intense direct sunlight and control thermal heat gains.

GSA was able to meet the unique requirements of separate public-facing agencies, successfully combining the two into one facility.  The utilization of common area space; shared building mechanical and life safety systems; and shared design and construction costs resulted in increased efficiencies for both agencies.
