GSA recently reached substantial completion on the second phase of renovations at the Centers for Medicare and Medicaid Services (CMS) headquarters campus in Woodlawn, Maryland. The 800,000 square foot campus encompasses four buildings, housing approximately 3,300 CMS employees.
In 2015, Congress instructed CMS to develop a master plan to address increased workload demands stemming from the Affordable Care Act. GSA and CMS began collaborating on a phased project to consolidate surrounding leases, modernize the headquarters, and ultimately bring CMS employees in leased locations back on campus. In addition to the 3,300 employees currently on campus, CMS houses an additional 1,300 employees in leased locations near the headquarters.
Renovations of over 73,000 square feet were completed during Phase 1, including office, conference and training space on two floors of the North Building and the Central Building’s cafeteria. In the second phase of construction, GSA renovated over 40,000 square feet at CMS headquarters, including office space, the main lobby and screening station at the Central Building.
GSA’s work on the CMS campus continues: design is underway for the third and fourth phases of renovation. The entire master plan effort is scheduled for completion in summer 2027.
